Preliminary Business Study for Development of Zone K-1 Block 15 Gelora Bung Karno

As part of a strategic advisory engagement, the project focused on supporting an initial business assessment for the further development of Block 15 within the Senayan area. Managed by PPK GBK, a public service unit under the Ministry of the State Secretariat of the Republic of Indonesia, the Senayan area represents one of the country’s most significant state assets, encompassing commercial, office, hospitality, residential, and sports facilities.

The scope of work included a comprehensive evaluation of the development opportunity, covering macroeconomic conditions, regulatory and institutional frameworks, and potential business models. The engagement also assessed financial viability to support informed decision-making for post-concession development.

Key activities included: • Macroeconomic analysis, incorporating global and domestic economic outlooks • Assessment and identification of potential business scheme options • Institutional and regulatory assessment • Financial feasibility analysis, including: ⚬ Identification of potential revenue assumptions ⚬ Evaluation of potential revenue-sharing arrangements ⚬ Assessment of key financial feasibility indicators ⚬ Development of profit and loss projections, cash flow analysis, and income statements • Identification of key risks and corresponding mitigation strategies • Provision of integrated analytical foundation to suppport strategic planning and future investment decisions for the site's redevelopment.
